Pier & Beam and Wood Frame Homes

A pier and beam foundation supports the home on a series of vertical piers anchored in the ground, connected by horizontal beams that carry the home's weight. The crawl space beneath the home allows access to plumbing and utilities. While durable, these foundations are susceptible to moisture, soil movement, and wood deterioration over time.

East Texas clay soils expand when wet and contract when dry. That constant movement causes piers to shift and beams to settle unevenly. Moisture collecting in crawl spaces accelerates wood rot, weakening beams and joists. Poor ventilation and drainage both contribute to long-term foundation damage.

When a beam has rotted, cracked, or lost structural integrity, it needs to be replaced rather than simply adjusted. We remove the damaged beam, properly support the structure during replacement, and install a new beam sized and positioned to restore even load distribution across the foundation. Most beam replacements are completed without major disruption to the rest of the home.

Often, yes. Many sagging floor situations are caused by specific areas of inadequate support or deteriorated wood components. We evaluate the cause and repair what is necessary — adding piers, replacing damaged beams or joists, or re-leveling support points — rather than recommending a complete overhaul when targeted repairs will do the job.

The Repair Process

We take care to minimize disruption during leveling. Gradual adjustments protect the structure from cracking or shifting abruptly. In some cases, pre-existing stress cracks may become more visible as the home returns to level — this is normal and expected. We'll let you know what to anticipate before work begins.

Not usually. Most repairs are performed from the crawl space or exterior and do not require you to vacate the home. We'll let you know in advance if there's any reason that might change for your specific job.
